What is a Net Worth Certificate for Visa?
A CA Net Worth Certificate, also called a CA Report, Net Worth Statement or Wealth Statement, presents your overall financial position at a specific point in time.
Rather than showing only the money held in a particular bank account, it brings together your assets and liabilities to calculate your total net worth.
The basic calculation is:
Total Net Worth = Total Assets − Total Liabilities
Your financial position may include bank balances, property, land, vehicles, gold, investments, business interests and other declared assets, while liabilities may include loans, mortgages, outstanding property instalments and other documented financial obligations.
In Pakistan, a practicing ICAP Registered Valuer can prepare and certify a net worth statement based on the financial information and supporting documents you provide.

If your documents are complete, we will deliver your CA net worth certificate within:
- 24 hours (in most cases)
- 1 full working day (if a review or recheck is needed)
We value your time, especially when your visa interview date is near.
How Long Is a CA Report Valid for Visa Applications?
There is no universal 3- or 6-month validity period that applies to every CA Report or every visa application.
Instead, the relevant embassy, immigration authority or visa program may specify how recent your financial evidence should be. Requirements can also vary according to the country, visa category and applicant’s circumstances.
Therefore, always check the current financial-document requirements for your specific application before submitting an older report.
If your financial position has changed substantially or the report is no longer current for your application, you may need an updated CA Report.
In simple terms: A bank statement shows what is happening in your bank account. A Net Worth Certificate shows the bigger financial picture by bringing together your assets, liabilities and total net worth.
CA Report & Property Valuation for Canada Visitor Visa (IRCC Requirements)
If you are applying for a Canada Visitor Visa (Temporary Resident Visa or TRV) from Pakistan, your financial documents should help answer two basic questions:
Can you afford your planned stay in Canada? And will you return to Pakistan when your authorized stay ends?
IRCC says visitor visa applicants must show they have sufficient funds for their stay and convince an immigration officer that they have ties to their home country, such as a job, home, financial assets or family. You must also satisfy the officer that you will leave Canada at the end of your visit.
A CA Net Worth Certificate, asset statement and property valuation report can help organise your financial information and document your assets in Pakistan. However, these documents should support—not replace—the specific documents IRCC asks for in your application.
How Can a CA Report Help With a Canada Visitor Visa?
A CA Report can bring your financial information together in one clear statement. Depending on your circumstances, it may show:
- Bank balances and savings
- Residential and commercial property
- Plots and agricultural land
- Vehicles
- Gold and other valuable assets
- Stocks, shares and investments
- Business interests
- Loans and other liabilities
- Total assets
- Total liabilities
- Overall net worth
This gives the visa officer a broader view of your financial position.
For example, suppose you own a house, a plot, a vehicle and investments in Pakistan. Your bank statement may show only the cash available in your account. A CA Report can present those other declared assets and liabilities in a consolidated net worth statement.
Property Valuation and Your Economic Ties to Pakistan
Property can be an important part of your financial profile. A property valuation report can document the estimated market value of a house, plot, commercial property or other real estate you own in Pakistan.
This can support your application when you need to show your home, financial assets and economic ties to Pakistan.
However, property ownership alone does not guarantee visa approval. IRCC assesses the application as a whole. Your employment, family ties, travel history, purpose of visit, financial resources and other supporting evidence may also matter.
Therefore, use a property valuation as part of a consistent financial story rather than treating it as proof that you will automatically return to Pakistan.
Section 179(b): Why Your Ties Matter
For a Temporary Resident Visa, the officer must be satisfied that you will leave Canada at the end of your authorized stay. This is commonly discussed in relation to section 179(b) of Canada’s Immigration and Refugee Protection Regulations.
Your application should therefore clearly explain your temporary purpose and your reasons for returning to Pakistan.
Relevant evidence can include:
- Employment or business commitments
- Property ownership
- Financial assets
- Immediate family ties
- Ongoing studies
- Business responsibilities
- Previous international travel and compliance
- A clear travel itinerary
- Evidence that supports the stated purpose and duration of your visit
A CA Report and property valuation can strengthen the financial side of this evidence when they accurately reflect your circumstances and are supported by genuine documents.
What About a Canada Family Visit?
If you are visiting family or relatives in Canada, your financial documents still matter.
IRCC may ask for evidence that explains:
- Why you are visiting Canada
- How long you plan to stay
- Who will pay for the trip
- Where you will stay
- How you will support yourself during the visit
- Why you will return to Pakistan
IRCC’s visitor visa guidance says that documents such as an invitation letter, itinerary and bank account statement may be relevant depending on the purpose of the trip.
Your CA Report can complement these documents by providing a broader view of your financial position.
What About Canada Student Visa Applications?
If you are applying for a Canadian study permit, do not rely on older information about the Student Direct Stream (SDS).
Canada ended the SDS on November 8, 2024. New study permit applications are processed through the regular study permit stream.
For a study permit application, your financial evidence should meet the current requirements. IRCC also expects applicants to demonstrate that they have sufficient funds for their stay and will leave Canada when required.
A CA Report may therefore serve as supporting financial evidence, but you should follow the current IRCC document checklist and instructions for your specific application.
Converting Pakistani Rupees to Canadian Dollars
If your assets are valued in Pakistani rupees (PKR), you may also want to show their approximate value in Canadian dollars (CAD) for easier reading.
For example:
Property Value: PKR 30,000,000
Exchange Rate: PKR ___ per CAD 1
Approximate CAD Value: CAD ___
The report should clearly state the exchange-rate source and date used for the conversion. Where your report uses an official State Bank of Pakistan rate, identify the applicable rate and date rather than presenting an unexplained CAD figure.
This matters because exchange rates change. A PKR-to-CAD conversion shown on one date may differ from the conversion on another date.
Important: A CA Report Is Supporting Evidence
A CA Report does not guarantee a Canada visa.
IRCC assesses the complete application, not one financial document in isolation. Your bank statements, income, employment or business evidence, travel history, invitation letter, itinerary, family ties, property documents and other evidence should tell a consistent story.
The strongest application is not the one with the biggest net worth.
It is the one in which the purpose of travel, financial capacity, and reasons for returning to Pakistan are clear and supported by credible documents.

FAQ (CA Report for Visa)
A CA report for a visa is also called a net worth certificate. A Chartered Accountant prepares and certifies it. The report shows your assets, liabilities, and total net worth for visa processing.
Net worth is the value of what you own minus what you owe. It includes property, bank balances, investments, and savings after deducting loans and debts.
Not always. Some embassies require a CA-certified net worth report to demonstrate sufficient funds. Others may not. The requirement depends on the visa type and country.
